Qualifications


Please read every topic to ensure that you qualify before applying with us.
  • How can I qualify to rent from you?

    Your total monthly income must be at least 3 times the lot rent or house payment.

     

    Example:  The rent is $400, (400 x 3= 1200)

    Your total monthly income must be at least $1200. (Other stipulations apply)


    Your income must be provable via pay stubs or other credible documentation.


  • I'm a college student. How can I qualify to rent from you?

    If you are a college student your parent(s) or legal guardian will need to sign the lease with you and they must meet our income and credit requirements.

  • Is my past payment history considered before I am approved?

    Yes, If you are currently renting... your rent must be current. If not, please get it current before you apply with us.

     

    When you apply for a home, your previous landlord information will be checked as part of our application process.  If you have been staying with relatives and not renting from a landlord or property management company you will need a co-signer. The co-signer must own their own home (or be making payments on their home) and have a good credit history.


  • Do I need to be employed in order to rent from you?

    Yes. You must show a minimum of 6 months employment at the same job.


    If you don't have a minimum of 6 months employment, you will need a co-signer with good credit history and who is a homeowner to co-sign the lease with you.


    SSI and Disability:

    A. You must show proof of income via official documentation.


    Section 8:

    A. We currently do not accept Section 8.


    Retirement Income:

    A. Must meet our income requirements as stated above.


    College Students:

    A. If you are a college student your parent(s) or legal guardian will need to sign the lease with you and they must meet our income and credit requirements.


  • Can I just pay the deposit and you hold the home for me?

    No, all residents must pay the full deposit and pro-rated first month's rent when they sign the lease.

  • Is there an application fee?

    Yes, when your application is submitted there is a non-refundable $25 background check fee for each person 18 years of age or older that will be living in the home or co-sigining with a resident.  Anyone 18 or older living with you must sign both the application and the lease.

  • What do you look for during the application process?

    After receiving your application, we look at each of the following:

    • Criminal record: violent felons and sex offenders will NOT be accepted
    • Previous Evictions
    • Income
    • Credit History

  • As a resident renting a home, what are my responsibilities?

    It is important to read the lease thoroughly and ask questions about anything that you may not understand.  In general, tenants are responsible for:

     

    • Cleanliness and safety of the leased premises, lot and surrounding area
    • All utilities, exclusive of those provided in the lease
    • Lawn care, unless otherwise noted
    • Minor upkeep, including but not limited to replacing light bulbs and filters, and keeping drains clean
    • Proper disposal of trash
    • Changing the smoke detector/ carbon monoxide detector batteries during tenancy
    • Compliance with all community rules and regulations
    • Consideration for your neighbors
    • Security of keys
    • Following the terms of your lease
  • How quickly can I move in after my application is approved?

    If the home is ready, you can typically move in the day you sign the lease. Leases are available to be signed Monday - Friday.

  • After I'm approved, what will I need to pay?

    In addition to your deposit you will be required to pay the full first months rent.If you are not signing the lease on the 1st of the month, your 1st months rent will be prorated.

     

    For example: if the rent is $500 a month and you will move in on March 15: 

    • On March 15th you will owe $250 plus deposit
    • On April 1st you will owe $500 for April's rent

  • Do you allow pets?

    We LOVE our pets... however to ensure a safe, clean and peaceful environment some restrictions apply.

    All pets must be approved prior to the application being accepted. Pets over 35lbs or aggressive-type breeds are not accepted.


  • Am I responsible for the utilities?

    Unless provided for in the lease, the resident is responsible for placing all utilities in their name and paying utility bills for services to the premises.  At the termination of the lease, the resident is responsible for having all utility services disconnected.

  • When is my rent due?

    Rent is due on the 1st of the month.  We offer a GRACE PERIOD from the 1st until 5 p.m. on the 5th day of the month.  At 5 p.m. on the 5th day of the month the tenant will be charged a 10%  late fee for all unpaid rent.  If all late fees and rent due is not paid by 5 p.m. on the 10th day of the month an eviction notice will be posted and the Tenant will, in addition to what is due, be responsible for the Eviction filing fees, court costs and the cost of the writ if necessary.

  • What is your walk-through policy?

    All applicants must do a walk-through of the home/ unit/ lot that they are interested in leasing prior to taking possession.  The home/unit/lot is available on an "as is" basis.

  • How do I pay my rent?

    You can easily pay rent online through the Resident Portal, or you can mail your payment in with one of our pre-addressed envelopes (available upon request).

  • Can I provide my own mobile home
