Q. How can I qualify to rent from you?
A. Your total monthly income must be at least 3 times the lot rent or house payment.
Example: The rent is $400, (400 x 3= 1200)
Your total monthly income must be at least $1200.Your income must be provable via pay stubs or other documentation.
Q. Is there an application fee?
A. It's free to send in an application and have it reviewed. If your application is approved and you are signing the lease there is a $20 background check fee for each person over 18 years of age living in the home. Anyone over 18 living with you must sign both the application and the lease.
Q. Is my past payment history considered before I am approved?
A. Yes, If you are currently renting... your rent must be current, if not, please get it current before you apply with us.
When you apply for a home, your previous landlord information will be checked as part of our application process. If you have been staying with relatives, then you will need a co-signer with a good credit history to sign the lease with you.
Q. Do I need to be employed in order to rent from you?
A. Yes. You must show a minimum of 6 months employment at the same job.
If you don't have a minimum of 6 months employment, you will need a co-signer with good credit history to co-sign the lease with you.
SSI and Disability:
A. You must show proof of income via official documentation.
A. We currently do not accept Section 8
A. Must meet our income requirements as stated above.
A. If you are a college student your parent(s) or legal guardian will need to sign the lease with you and they must meet our income requirements.
Q. Can I just pay the deposit and you hold the home for me?
A. No, all residents must pay the full deposit and pro-rated first month's rent when they sign the lease.

A. You can download an application from our site today. Please make sure your rent is current before applying.

We will email you back within 24 hours to let you know that we have received your application. It usually takes 2-3 business days to review. We will review your application and call you within 2-3 business days with any questions that we may need clarification from you about.
Office Hours are Monday - Friday, 9-5 Central time. You are welcome to drive through and look at our communities any day.
Home Showings can be scheduled for office hours, after hours and on weekends.
